Let’s talk about today’s Tulum real estate market reality. Despite the wealth of information online, much of it is inaccurate. It’s crucial to understand that it is currently a buyer’s market.
Tulum is a gorgeous town with some of the most beautiful beaches I’ve ever seen. Having explored beaches in the Mediterranean, Bali, Okinawa, Brazil, and lived in Costa Rica, I can confidently say that the Mexican Caribbean beaches are the most stunning.
This amazing town near these beautiful beaches, with its unique and chilled vibe, offers a great option for people looking to spend a couple of days, some months, or even stay for years or forever. That’s the reason why having a property in Tulum is a great idea. A property in Tulum means a place to live in, a place to enjoy a couple of weeks/months every year, or an investment that can generate an interesting income every year.
Because of the success of properties in the short-term rental market in previous years, there was a very strong demand for properties, with little inventory, so prices went up. This surge encouraged developers to build more, resulting in a significant increase in new properties on the market. The inventory grew so much in some segments, particularly small condos, that today there is a high supply of units such as studios and 1- and 2-bedroom apartments. This is good for people looking for these kinds of units, as there are many to choose from, allowing for great deals.

Bigger condos or single-family houses are still segments where the inventory grew, but not as much. So, while there are more options to choose from than years ago, offering more possibilities for negotiation, the supply is not as wide as in smaller units.
As I mentioned at the beginning, today’s market is a buyer’s market. Therefore, it is essential for any buyer to work with an experienced real estate broker who truly knows the market and will negotiate the best deal for you. Also, if you are planning on selling your property, you need an experienced professional with knowledge of the market. Pricing your property is essential to sell it, and if you price too high (as it usually happens), your property might remain unsold for a couple of years. You will end up reducing the price to the market reality, wasting time and perhaps money, as you might end up selling at a lower price.
When buying, do not focus on the discounts you could get. Have your broker make an analysis of properties in the area. Not only properties for sale; your broker should know what properties were sold in the last months, and for how much, so you can make a decision according to what the market is dictating.
“The most dangerous of all falsehoods is a slightly distorted truth.” This quote by Georg Christoph Lichtenberg perfectly encapsulates the issue with the current information on the Tulum real estate market. Accurate data is essential for making informed decisions.
In conclusion, the Tulum real estate market is filled with opportunities, but navigating it requires accurate information and the guidance of a knowledgeable real estate broker. Whether you are looking to buy or sell, understanding the market reality will help you make the best decisions.
